We also complete water and overheating calculations for new builds and converted dwellings (overheating calculations not required for conversions). SAP Calculations – a Standard Assessment Procedure report, ensures that the dwelling is built in accordance with Building Regulations and to the necessary U-value thresholds. This type of report is necessary for all new build properties, extensions with excessive glazing and converted buildings. SAP reports consist of two parts – a Predicted Energy Assessment (PEA) for new builds and an On-Construction Energy Performance Certificate (OCEPC), once built and completed. The second report is required by Building Control, along with the SAP-EPC certificate, to formally sign off the project. The SAP-EPC is then lodged on the government's EPC register https://www.gov.uk/find-energy-certificate. The SAP report process is a desk-based calculation assessment, therefore there is no requirement for the energy assessor to visit site.
Part O (Overheating) 2021 Calculations - is now a requirement for ALL new build dwellings, whether they are in High Risk areas (large cities) or Moderate Risk areas (everywhere else). The calculations check the build has sufficient cross-ventilation and limited overheating due to solar gains. GDA-Kent provide the Simplified Method of calculations.
Water Calculations – are a requirement for new builds and converted dwellings. The report demonstrates that the water flow rates from taps, showers, w.c.’s, bath overflows, dishwashers and washing machines (if installed) are not excessive and within the required regulations. Water softeners (which increase water usage) and grey water, are also included in the calculations if the client chooses to install.
LZC Technology Reports - Regulation 25A Compliance (Part L of Building Regulations 2013) – Low and Zero Carbon technology reports to assess the feasibility of LZC technologies such as Solar Panels or Biomass Boilers to your building.
Under Part L Regulation 25A it is a legal requirement for any new building to assess its potential to install Low or Zero Carbon technologies such as Solar PV, Wind Turbines or Heat Pumps. Many new builds are also now required by Local Authorities to submit a LZC Feasibility Report as part of an Energy Statement when applying for planning permission.
Thermal U-Value Reports – are available for Building Inspectors as evidence concerning the method of construction, to ensure that specific parts of the building will be compliant with Building Regulations.
EPC’s – Energy Performance Certificates (Domestic) – for house sales, and a change of tenancy. Also needed for renewable heat incentive (RHI) grant claims from Ofgem.
